Oakbank Mill is one of many mills on the river Ericht in Blairgowrie. It was built before 1832, and rebuilt in 1872 after a fire.
Several people have had a go at restoring/converting it over the years, it seems to be the Hyundai of mills, there must be something about it that trips every potential developer up. At the moment it has a newish roof, which has already shed several slates, and new windows, nearly all of which are broken. The main point of interest is the water wheel and associated shafts and gearing, which are in decayed but unmolested condition.

Steps to the lade. We noticed these after scrambling down a banking and fighting through trees.
